Review of cadastral value of real estate due to unreliable information regarding the appraisal object


When considering cases regarding the revision of cadastral value due to unreliable information about the subject of appraisal, it is necessary to take into account that unreliable information includes distortions in data about the subject of appraisal made during the cadastral valuation, based on which its cadastral value was determined. For example, incorrect indication of information in the list of real estate objects subject to state cadastral valuation, or an incorrect determination by the appraiser of conditions,

affecting the value of the real estate object (location of the appraisal object, its intended use, permitted use, condition of the land plot, emergency condition of the object, location of the object within sanitary protection zones and other areas with special usage conditions for territory and other conditions), improper application of data when calculating cadastral value, non-use of information regarding the emergency condition of the object

According to the content of Article 28 of the Cadastre Law, cadastre errors affecting the size of the cadastre value, as well as technical errors leading to incorrect entry of information regarding the cadastre value in the State Cadastre of Real Estate, should be regarded as unreliable information about the real estate object.
