General Provisions
Article 37 of the Land Code of the Russian Federation, the subject of sale may be only land plots that have undergone state cadastral registration. Seller upon conclusion of a sales contract is obliged to provide the buyer with information available to him regarding encumbrances on the land plot and restrictions on its use.
The following conditions of the land plot sales contract are invalid:
setting the right of the seller to repurchase land plot back at their own discretion;
restricting further disposal of the land plot, including restrictions on mortgage, leasing the land plot, and entering into other transactions with the land;
limiting the seller's liability in the event that third parties assert rights to the land plots.
The above requirements also apply to the exchange agreement.
Buyer in the event that the seller provides the buyer with knowingly false information regarding encumbrances on the land plot and restrictions on its use in accordance with permitted use; regarding the permit for construction on this land plot; regarding the use of adjacent land plots, which have a significant impact on the use and value of the land plot being sold; regarding the quality characteristics of [land](/enc/9280/
"Definition of the term 'Land' in the legal encyclopedia"), which may affect the buyer's planned use and the price of the land plot being sold; other information that may influence the buyer's decision to purchase this land plot and the requirements for providing which are established by federal laws, has the right to request a reduction in the purchase price or termination of the land sale contract and compensation for damages incurred.
The requirements established by paragraph 3 of article 37 of the Land Code of the Russian Federation also apply in cases of exchange of a land plot, its transfer to lease.
